Junction 21 Enterprise Area is a key part of the West of England’s economic growth.
Junction 21 Enterprise Area is part of the wider £1 billion expansion and regeneration of Weston-Super-Mare, Somerset. Once completed, it will provide over two million square feet of commercial space, 9,000 jobs and 6,000 new homes.
Spanning 72 hectares, Junction 21 is a new and attractive mixed-use site and is one of five Enterprise Areas in the region.
Positioned alongside the M5, it has easy access to the rapidly expanding Weston-Super-Mare, the South West and South Wales.

As a mixed-use site, there are a variety of workspaces and units on offer. From large-scale warehouses to smaller office suites for SMEs, there’s something for everyone.
Four key sections
Weston Business Quarter: this area is ideally suited for light industrial and small-scale office schemes. Managed by North Somerset Council, this area offers 17 acres of land five minutes away from the M5.
Food Enterprise Zone: Home to The FoodWorks SW, this nine-acre site is designated to Food and Drink research and development.
Weston Gateway (Southgate): This area is available for light industrial and distribution use with 300,000 square feet site. Adjacent to the M5, outline planning has been achieved for B1c, B2 and B8 activity. Larger plot sales are also available.
Parklands Village: Once completed, this area will house commercial premises for up to 5,000 jobs and 3,650 new homes.
£90 million has already been invested into Junction 21 EA, with further public and private investment earmarked. Investors include Persimmon Homes, Homes England, St Modwen, Dowlas, Landmore Developments, Mead Realisations, Abbey Manor Group and North Somerset Council.
